Building Information Modeling Management (BIM) Services

Make your future constructions a success

Make your future constructions a success

Building Information Modeling (BIM) is used to describe the process of planning and managing a major construction project through the creation and use of multi-dimensional digital representations of the physical and functional characteristics of a project.

TÜV SÜD’s worldwide network of interdisciplinary BIM experts actively collaborates with its counterparts in key locations around the world, including the UK, Germany, Middle East and Asia Pacific. This dynamic helps to ensure that our clients can effectively leverage our global expertise, regardless of their location.

What is BIM - building information modeling?

Building Information Modeling (BIM) entails the creation of a detailed, multi-dimensional digital prototype of a building or infrastructure object that has yet to be built. This allows for the effective visualisation of a project, thereby mitigating risk and aiding the fine-tuning of the design process.

For TÜV SÜD, BIM means both Building Information Modeling and Building Information Management. An intelligent multi-dimensional digital prototype facilitates design but also aids the simulation, optimization and prefabrication of the future building or infrastructure object.

TÜV SÜD utilises BIM from 3D to 7D, developing the BIM model as a “single source of truth” across the whole lifecycle to efficiently plan, design, construct and manage buildings and infrastructure.

WHAT ARE BUILDING INFORMATION MODELLING (BIM) OBJECTS?

A Building Information Modelling object is a component of the BIM model. BIM objects are intelligent and have a specific geometry. They can store in-depth data that defines the product and geometry, representing the physical characteristics of a product.

The object gets a recognisable appearance from the visualisation data. It also has behavioral data that helps the object position itself or behave exactly like the product.

BIM objects are of two types – component and layered. Component objects have a fixed geometrical shape. They typically have limited and fixed dimensions. On the other hand, layered objects do not have a specific shape or size. Roofs, carpets, walls are all layered components.

WHAT ARE BIM LEVELS?

One can achieve different Building Information Modelling (BIM) levels for various projects. Every level signifies unique criteria that show specific maturity levels. The levels aim to assess how much information and how effectively the system shares and manages the information during the process.

BIM levels include,

Level 0 BIM – It involves paper-based drawings + zero collaboration

Level 1 BIM – It includes 2D construction drawings + some amount of 3D modelling

Level 2 BIM – At this level, teams work in their own 3D models

Level 3 BIM – Here, teams work with a shared 3D model

Levels 4, 5, and 6 BIM - It features adding scheduling, cost, and sustainability information

THE FUTURE OF BIM

BIM has a bright future within the Building Construction Management realm. It is because BIM has defined goals and objectives that provide direction. It proves beneficial for people who work their way through its different levels.

In the future, Building Construction Management will no longer remain a conventionally-driven sector. It will involve high-level collaborations and digitisation. Newly evolving technologies like blockchain, the internet of things, and AI are potential tools for BIM growth. Collaborative working in a BIM-driven environment can help reduce waste, prevent supply chain conflicts, inefficiencies, and avoid rework. These factors make BIM the future.

How BIM - building information modeling, can benefit your business

BIM reflects a smartly built environment. A smart building is not only equipped with smart technology, but is planned, designed, constructed, and managed in a transparent and efficient way, resulting in an increased economic value for stakeholders.

BIM is an essential pillar for reaching future goals of smart design and sustainability, raising living standards, higher labor productivity and prime energy efficiency on a truly global stage. BIM construction management can also further prove advantageous for your business through:

  • Saving you time and money – by tracing integrated 4D (time) and 5D (cost) information, the BIM model is a real-time, reliable and transparent project management tool.
  • Increasing efficiency and productivity – by integrating and connecting all specialty trades in one model, ensuring the compatibility of designers and reducing design faults and construction deficiencies.
  • Raising sustainability and operating standards – by simulating energy consumption or assuming dynamic in-house flows before physical establishments are in place, thus allowing for operation phase-oriented building design.

What BIM construction management services does TÜV SÜD offer?

As part of our effort to aid AEC firms with this multi-disciplined expertise, TÜV SÜD has established a number of digital centers of excellence that provide a wide range of specific BIM advisory services, including engineering, optimisation, industrial services, infrastructure support, education.

In addition to our extensive BIM experience, TÜV SÜD can also provide supply chain management services for major construction and infrastructure projects, including procurement management, quality assurance and quality control services, and construction monitoring. With offices in more than 850 locations worldwide, we can offer global supply chain management support virtually anywhere around the globe, assuring clients a seamless, cost-effective and trouble-free experience.

To comply with the multi-knowledge necessity of BIM, TÜV SÜD has set up a center of competence and organised teams to provide comprehensive BIM solutions throughout the lifecycle of a building. TÜV SÜD provides interdisciplinary solutions to guarantee that BIM is applied with a long-term view and the intent of maximising return on investments for building owners and asset holders.

Our BIM construction management services include:

  • BIM strategy and implementation advisory
Before investing in BIM, we must establish the overall goal, feasibility and applicability of BIM for your business. We create a BIM strategy focused on a fast return-on-invest based on clear use cases. With the correct technical and organisational BIM implementation by TÜV SÜD engineers and technology experts, your BIM project will be ready to go.
  • BIM design
Our experienced design teams can execute BIM design across all internal processes. Streamlining internal processes reduces overall project time, while collaborative work and clash detection reduce design and construction defects. Our teams also use technical simulations to optimise layouts and processes such as fire and emergency simulation or dynamic flow simulations.
  • BIM management and BIM audits
BIM is more than just software – it is an alternate approach that requires a change in process and involves high-level management functions. Our BIM Manager takes over management mandates and steers the BIM processes under the terms of your business, ensuring that standards and roadmaps are followed, and personnel is trained.

The goal is to integrate best-practice BIM know-how for successful BIM implementation. As external auditors, our experts may also assess your status-quo regarding strategy, implementation (cost, quality) and internal BIM processes.
  • BIM training
Equipping designers with the right tools to be at the forefront of BIM evolution is essential. Our training program covers basic BIM fundamentals, uses case studies to teach real-life advantages and challenges, provides insight into legal and contractual guidelines and instructs the application of design tools.
  • BIM to CAFM
The operation phase of a building is the longest period of its lifecycle. We explicitly highlight the necessity of accounting for this phase from the early stages onwards. Our experts advise on interface establishment from BIM to CAFM systems and develop an ‘operating concept of the future’ tailored to each business’ needs that integrates modern technology into the processes of BIM via sensors, data analytic systems, and platform applications.

Why choose our BIM sOLUTIONS for your business?

TÜV SÜD provides value-driven BIM modelling audit and construction management services. We serve as consultants and experts for BIM services to help organisations connect independent and separate information sources. Our collaborative approach allows us to enable companies to derive valuable insights daily.

At TÜV SÜD, we understand that each client has different requirements hence our solutions are customised to each project from the onset.
