TÜV SÜD to add a new extension to its corporate headquarters

TÜV SÜD is expanding its corporate headquarters in Munich’s Westend district, adding a new extension. Since 1983, the global group of companies has been headquartered at a roughly 24,000-sqm site on Munich’s Westendstrasse. However, the buildings there have been stretched to their limits for years, unable to accommodate all employees working at the location. To remedy this situation, the old buildings at the back of today’s headquarters will be demolished from October onwards and replaced by a sustainable new building with around 600 modern workplaces.

ts-ag-w199“The investment demonstrates our commitment to our Munich headquarters and our efforts to save energy, reduce emissions and create a modern working environment”, says Prof. Axel Stepken, Chairman of the Board of Management of TÜV SÜD AG. “These new and modernised premises will enable us to offer our employees attractive state-of-the-art surroundings, while significantly reducing energy consumption. The building supports energy-efficient operation with virtually zero emissions”, Stepken goes on to explain. Around 3,700 of the roughly 25,000 employees at the global TIC (testing, inspection and certification) company work in Greater Munich. TÜV SÜD is investing roughly 70 million euros in the further development of its headquarters. The building has been designed by Munich architecture firm Brückner.

Further development of the Westendstrasse 199 site

Reconstruction measures have been under way at the TÜV SÜD site for over one year. While the red-brick block facing Westendstrasse will remain unchanged, the buildings at the rear of the site will be modified or demolished. One of the buildings underwent refurbishment from mid-2020 and has been taken into service in the meantime, now incorporating modern and open-space working concepts. Two other old buildings with long-vacant test halls will be demolished and replaced by a new building along Ruedesheimer Strasse. By 2024 an ultra-modern building will stand at this location, offering roughly 20,000 sqm of floor space and up to 600 workplaces to bring the total number at Westendstrasse 199 up to approximately 1,600. “The new building will make maximum use of the space offered at the site, enabling us to create efficient, flexible working environments that are future-focused”, says Stepken.

Focus on sustainability

Sustainable construction and operation of the buildings are among the top priorities. For example, solar radiation and its intensity throughout the day were analysed in detail and the design of the façade and interiors accordingly optimised in terms of sunlight, heat and shading. To ensure maximum sustainability in the building’s operations, most of the cooling and heating of the building is effected through its own groundwater well, complemented by district heat. Given this, the building’s energy supply will generate virtually zero emissions. Operation of the new building is planned to deliver maximum energy efficiency and minimum CO2 emissions and to gain certification in accordance with the DGNB Gold sustainability standard.

Many modernisations

Over the past decade, TÜV SÜD has built or modernised numerous new or existing office and testing locations in Greater Munich. In 2013, for example, the company moved into a new product testing laboratory in Garching. In 2016, it opened one of Europe’s largest laboratories for refrigeration and air-conditioning technology in Olching. On top of the above, TÜV SÜD refurbished or modernised many of its Service Centres for Periodic Technical Inspection (PTI).

In recent years TÜV SÜD has also built new regional headquarters, such as the new headquarters of the Asia-Pacific region in Singapore, which was put into service in 2021. These new premises, with 18,900 square metres of floor space, cost roughly 60 million euros and now house modern offices and laboratories for roughly 600 people. The new building satisfies the requirements of the Green Mark Platinum standard, the sustainability standard of Singapore’s Building and Construction Authority for energy efficiency and sustainability.
