122 Waterloo Street is the first phase of the wider Bothwell Exchange development and extends to 155Kft2. It was pre-let to Morgan Stanley and offers office accommodation which is resilient and flexible. The highly sustainable, grade A office building, has capacity for more than 1,400 employees. A range of state-of-the-art facilities were incorporated into the building’s design, with a particular focus on employee wellbeing. Amenities include a gym, restaurant, meditation room and on-site health care centre, as well as ergonomic breakout areas, collaboration spaces and conference rooms to complement its bright open-plan offices.
Originally designed as a Cat A, it incorporated tenant enhancements to assist the follow-on fit out contract. The electrical design in particular focussed on the business critical nature of the operation. The lifts operate on a Destination Control System.
The building has an A-rated EPC and a BREEAM ‘Excellent’ rating, making it one of the most energy efficient offices in Glasgow.
