The renovation and reconstruction of the ÉMI-TÜV SÜD Kft. KERMI chemical and mechanical laboratories building and its surroundings started in February 2022 and is currently ongoing. The total investment amounts to 5.5 million euros.
As part of the Design & Build project, the office building, built in the 1970s, will undergo a complete interior and exterior renovation, leaving the reinforced concrete frame structure intact. The building, which will also be completely transformed in terms of its function, is expected to commission the new test laboratories in the first quarter of 2023 which will be located on the ground and 2nd floors. The first floor will be occupied by open office space, meeting rooms and common areas.
Since 2019, ÉMI-TÜV SÜD Kft. is a testing laboratory with flexible accreditation according to MSZ EN ISO/IEC 17025:2018. The laboratory's testing areas are very diverse: Textiles and clothing, leather goods and footwear, food contact and packaging materials, household appliances and chemical products, cosmetics, toys and childcare products, boilers, fireplaces, stoves, paints, coatings, grouts and adhesives. As part of the global network of TÜV SÜD Product Service, KERMI currently employs 35 people who work primarily for customers and markets in Central, Eastern and Southern Europe.
Sustainability has been a key consideration in the design and construction of the building by keeping the building's frame. Demolition waste has been significantly reduced and construction time has been shortened making the project more cost-effective. As part of the renovations, the building will be fitted with modern insulated cladding, curtain walling and shading systems to the highest standards of new office buildings.
Due to the current uncertain natural gas supply, the previous natural gas based heating system has been converted to a heat pump chiller-heating system, supported by an additional 50kW of solar PV for sustainability.
Inside the building, state-of-the-art LED panel lighting is being installed, combined with presence detection in several locations to ensure that only the necessary energy is used efficiently. The laboratory's testing processes are also being designed to make the building services systems more energy and cost efficient. The installation of these mechanical systems makes for long-term operation profitability.
Currently, 80 % of the building's external cladding is complete, and work on the interior, mechanical and electrical installations is ongoing.
The building's surroundings will also be renewed. Replacement of the outdated ageing asphalt and paving with the complete replacement of existing vegetation which will create a welcoming, liveable and cheerful environment with the modernised facade. In addition, in line with the dynamic changes in the field of mobility, an electric car and bicycle charger will be added to the renovated building, making it one of the most modern TÜV SÜD laboratories on the European continent.
